The Seller’s section provides general tips to help you create and manage your listing on Prihosa. It is intended for informational purposes only and does not constitute real estate, legal, or financial advice. Ready to list your property? Follow these steps to create a listing that is clear, informative, and easy for buyers to understand.

Step 1: Gather Your Information

Before you start, collect:
  • Property details (bedrooms, bathrooms, square footage, lot size)
  • Recent photos of your property
  • Key features and upgrades
  • Year built and any renovation dates
  • Water and Sewer source
  • Heating and Cooling (if applicable)
  • Property tax information (optional)
  • Utility costs (optional)
  • HOA/condo fees (if applicable)

Tip: Having this information ready can make the listing process faster and more efficient.

Step 2: Add Clear, High-Quality Photos

Photos are often one of the first things users notice when viewing a listing. Upload high-quality photos that showcase your property.

Important: Only upload photos you created or have permission to use. Many MLS® photos and professional images are owned by the photographer and may not be used on third-party platforms like Prihosa.

If you’re unsure, use photos you’ve taken yourself or confirm you have permission before uploading. See our FAQ and Section 12 of our Terms of Use for more details.

Photo Checklist:

Avoid simply repeating details that are already included in the listing fields (such as bedroom count, square footage, or basic specifications). Keep your description clear, engaging, and easy to read. A well-written description helps generate interest and encourages buyers to learn more or book a showing.

Step 4: Set Your Listing Price

Pricing is determined by the seller and may depend on a variety of factors, including market conditions, property features, and location. You may wish to review similar properties and recent listings to better understand how comparable properties are presented and priced in your area. Property characteristics such as size, layout, condition, and notable features may influence how a property is positioned in the market. You can update your listing price at any time.

Step 5: Complete Features and Details

The additional details and feature sections help make your listing more searchable. When completing this section, consider what buyers are likely to search for. Buyers often use keyword search to look for specific features, layouts, or property characteristics, so selecting accurate and relevant details can help your listing appear in those searches. Examples include:
  • Property features (e.g., basement, suite, shop, updated kitchen, butlers pantry, outdoor space)
  • Renovations or upgrades
  • Unique characteristics
Selecting accurate features can help your listing appear in relevant search results.

Step 6: Publish and Share Your Listing

Once your listing is live, you can share it through your own channels. Examples:
  • Social media
  • Email
  • Community groups
Prihosa provides built-in sharing tools for each listing on your published properties page, including Share Image, Share Info, QR Code, Brochure and Copy Link. See our FAQ for details on how to use these tools.

Note: Share Info includes property details for all account types. GPM Professional and GPM Business accounts also include contact details in the Share Info output.

You can also monitor your listing performance and make updates as needed. Prihosa does not distribute or promote listings on your behalf beyond displaying them on the platform.

Step 7: Managing Your Listing Status

Once your listing is live you can update its status at any time from My Properties → Published.

Mark as Sold:

Select this when your property has sold. The listing will be removed from public search immediately and moved to My Properties → Sold. This frees up a listing slot in your plan.

Mark as Cancelled:

Select this if you are taking the property off the market. The listing will be removed from public search and moved to My Properties → Cancelled. This also frees up a listing slot.

Important: Once a listing is marked as Sold or Cancelled it cannot be reactivated. A new listing must be created if you wish to advertise the property again.

Important: You can still view the listing in the Sold or Cancelled folder, but only the cover photo is saved, all other photos are permanently deleted.

Important: Marking a listing as Sold or Cancelled does not cancel your subscription. To stop future charges you must cancel your subscription separately in Dashboard → My Membership.

Step 8: Respond to Inquiries

If users contact you through the information provided in your listing:
  • Provide clear and accurate information
  • Communicate in a professional manner
  • Share additional details if appropriate
All communications and arrangements occur independently outside of the Prihosa platform. Communication’s initiated by users based on the contact information provided in listings.

Maximizing Your Listing

  • Keep your listing information accurate and up to date
  • Use clear photos and descriptions
  • Ensure your contact information is correct
  • Update your listing if details change

Article 7: Managing Your Subscription & Listings

Overview

This article explains how Prihosa subscriptions work, how to manage your listing status, and what happens when you cancel a subscription. It is intended for informational purposes only and does not constitute legal or financial advice. On Prihosa, your subscription and your individual listings are managed separately. Understanding how each works will help you avoid unexpected charges and manage your account with confidence.

Step 1: Understanding How Subscriptions Work

A Prihosa subscription gives you access to the platform and allows you to publish listings. Your subscription renews automatically on a weekly or monthly basis depending on your plan.

Foundation Plans (1–5 listings)

Foundation plans are billed weekly at $15 per listing, per week. Your subscription renews each week on the same day as your original purchase date.

Growth Plans (6–25 listings)

Growth plans are billed monthly and are available to GPM Professional and GPM Business accounts. Monthly pricing starts at $300/month for 6–10 listings.

Portfolio Plans (26–100 listings)

Portfolio plans are billed monthly and are available to GPM Professional and GPM Business accounts. Monthly pricing starts at $500/month for 26–50 listings.

Expansion Plans (100+ listings)

For portfolios exceeding 100 listings, contact our team at sales@prihosa.com for custom pricing.

Step 2: Understanding Active Listing Slots

Your subscription plan determines how many active listings you can have published at one time. Active listings are visible to buyers in search results and count toward your plan limit. When you mark a listing as Sold or Cancelled, that listing is removed from public search and the slot it was using becomes available again. You can then use that slot to publish a new listing while your subscription remains active.

Important: Listing slots are tied to your subscription plan tier. If you need more active listing slots you can upgrade your plan at any time through Dashboard → My Membership.

Step 3: Marking a Listing as Sold

When your property sells, you should mark your listing as Sold. This removes the listing from public search immediately and moves it to My Properties → Sold for your records.

How to mark a listing as Sold:

  • Log in to your Prihosa account
  • Go to My Properties → Published
  • Find the listing you want to update
  • Select Mark as Sold
  • Confirm the action in the pop-up
Once marked as Sold the listing is permanently moved to the Sold folder. Sold listings cannot be reactivated. If you need to advertise the property again a new listing must be created.

Important: Marking a listing as Sold does not cancel your subscription. Your subscription will continue and auto-renew unless you separately cancel it in Dashboard → My Membership.

Step 4: Marking a Listing as Cancelled

If you decide to take a property off the market without selling it, you can mark the listing as Cancelled. This removes the listing from public search immediately and moves it to My Properties → Cancelled.

How to mark a listing as Cancelled:

  • Log in to your Prihosa account
  • Go to My Properties → Published
  • Find the listing you want to update
  • Select Mark as Cancelled
  • Confirm the action in the pop-up
Once marked as Cancelled the listing is permanently moved to the Cancelled folder. Cancelled listings cannot be reactivated. If you need to advertise the property again a new listing must be created.

Important: Marking a listing as Cancelled does not cancel your subscription. Your subscription will continue and auto-renew unless you separately cancel it in Dashboard → My Membership.

Step 5: Cancelling Your Subscription

You can cancel your subscription at any time through your account dashboard. Cancelling your subscription stops future billing — it does not end your access immediately.

How to cancel your subscription:

  • Log in to your Prihosa account
  • Go to Dashboard → My Membership
  • Select Cancel Subscription
  • Review the cancellation details in the pop-up
  • Check the confirmation box and select Cancel Subscription to confirm

Step 6: What Happens After You Cancel

When you cancel your subscription your access does not end immediately. You will continue to have full access to the platform and your listings will remain active until the end of your current billing period.

Until your billing period ends

✓  Your listings remain published

✓  You can mark listings as Sold or Cancelled

✓  You can add new listings in freed slots

✓  Full platform access continues

✓  No additional charges

After your billing period ends

✕  All active listings are automatically Cancelled

✕  Access to paid features ends

✕  Auto-renewal is disabled

No refunds are provided for partial billing periods. Because your access continues until the end of the period you have already paid for, you receive the full value of your subscription.

Step 7: The Difference Between Listings and Subscriptions

This is one of the most important things to understand about how Prihosa works. Your subscription and your individual listings are two separate things:
  • Marking a listing as Sold or Cancelled removes that listing from public search but does not affect your subscription.
  • Cancelling your subscription stops future billing and ends your access at the end of your billing period, but does not automatically remove your active listings before that date.
  • To stop future charges you must cancel your subscription in Dashboard → My Membership — not simply mark or remove your listings.

Important: If you mark all your listings as Sold or Cancelled but do not cancel your subscription, your subscription will continue to auto-renew and you will continue to be charged. To stop billing, cancel your subscription separately in Dashboard → My Membership.

Common Questions

My property has sold. What should I do?
Mark your listing as Sold in My Properties → Published. This removes it from public search and frees up your listing slot. If you no longer need your subscription, cancel it separately in Dashboard → My Membership. Your access will continue until the end of your current billing period.
I marked my listing as Sold but I’m still being charged. Why?
Marking a listing as Sold or Cancelled does not cancel your subscription. To stop future charges you must cancel your subscription in Dashboard → My Membership. Your subscription will remain active until the end of your billing period and will not renew after that.
Can I reactivate a listing I marked as Sold or Cancelled?
No. Once a listing has been marked as Sold or Cancelled it cannot be reactivated. If you need to advertise the property again you will need to create a new listing.
Will my listings be removed immediately when I cancel my subscription?
No. When you cancel your subscription your listings remain active and publicly visible until the end of your current billing period. After that date all active listings are automatically unpublished.
Can I get a refund if I cancel early?
No refunds are provided for partial billing periods. Because your access and listings remain active until the end of the period you have already paid for, you receive the full value of your subscription. For more information see Section 7 of our Terms of Use.
How do I know when my subscription ends?
You can view your subscription end date at any time in Dashboard → My Membership. You will also receive an email confirmation when you cancel, a reminder three days before your subscription ends, and a final notice on the day your subscription ends.
